A real estate video is priced on scope: how long it is, how much of the property and neighborhood it covers, and whether it includes aerial and twilight footage. In San Diego, a cinematic listing video starts at $499, and a full signature listing package that bundles video with the wider media set runs higher.

What drives the cost of a listing video

Length and structure

A tight sixty to ninety second walkthrough costs less to shoot and edit than a longer narrative piece with multiple sequences. More runtime means more setups, more footage and more time in the edit.

Property size and complexity

As with photography, square footage is the main lever. A large estate with grounds, a pool and multiple levels simply takes longer to cover than a condo.

Aerial and twilight

Licensed drone footage and a twilight sequence both add production time and both lift a video from functional to cinematic. They are the most common add-ons on higher-end listings.

Motion and finish

Stabilized gimbal movement, color grading and licensed music are what separate a real listing film from a phone clip. That finish is built into a cinematic listing video.

Which video is right for your listing?

  • Cinematic Listing Video, from $499: the right call for most single-family listings that want motion on the MLS, on YouTube and on social.
  • Signature Listing Package, $1,399: for luxury and flagship listings where the video anchors a complete media rollout.

Many agents also want a short vertical cut for Instagram and TikTok alongside the main film. That is worth asking about when you book, because it is far cheaper to capture everything in one visit than to schedule a second shoot.

Video does not replace photography. Buyers still scan the stills first. The strongest listings pair a clean photo gallery with one well-made video, rather than spending the whole budget on either alone.

Is listing video worth it?

Video earns its place when the property has something a still cannot carry: flow between spaces, a view that reveals itself as you move, grounds and setting, or an emotional sense of what living there feels like. For a flat, boxy condo, strong photos may be enough. For a home with a story, video is often what turns a scroll into a showing request.
